How To Get HOUSE EARLY in Oblivion Remastered
To get a house early in Oblivion Remastered, complete the Where Spirits Have Lease quest to earn Benirus Manor, a home located in Anvil.
Step 1: Finish the Tutorial
- Complete the Imperial City Sewers quest (“Deliver the Amulet”).
- Exit into the Imperial City Waterfront.
Step 2: Travel to Anvil
- Open your map and fast-travel to Anvil (southwest corner of Cyrodiil).
- Or ride there by following the roads west from the Imperial City.
Step 3: Meet Velwyn Benirus
- Go to The Count’s Arms inn (near the Anvil Mages Guild).
- Find Velwyn Benirus (usually at the bar, 8 AM–8 PM).
- Choose the option: “Buy a house in Anvil.”
- Buy Benirus Manor for 5,000 gold.
Step 4: How to Get 5,000 Gold
Sell loot:
Items from sewers (goblin gear) to merchants in Anvil.
Complete “The Collector” quest:
Visit Umbacano (Imperial City, Talos Plaza).
Loot Ayleid Statuettes from Vilverin and sell for 1,000 gold each.
Steal valuables:
Pickpocket or loot silver from Anvil Castle.
Sell to Ongar (Bruma) after joining the Thieves Guild.
Clear Fort Strand:
Fight bandits for gold and loot.
(PC Only) Use console command:player.additem 0000000F 5000
Step 5: Start “Where Spirits Have Lease”
- Visit Benirus Manor (near Anvil chapel).
- Enter and sleep in the bed.
- A ghost attack cutscene will start, launching the quest.
Step 6: Find Velwyn Again
- Return to The Count’s Arms — Velwyn is gone.
- Fast-travel to the Imperial City, Elven Gardens District.
- Find him at The King and Queen Tavern (daytime hours).
- Convince him to come back (needs 50+ Disposition; use Persuasion or Charm).
Step 7: Clear the Manor
- Meet Velwyn at the Manor.
- Follow him into the basement; he’ll reveal a hidden room.
- Fight enemies:
- Lorgren Benirus (skeleton mage)
- Ghosts (scaled to your level)
- Tips:
- Use silver or enchanted weapons.
- Bring healing potions or use Restoration spells.
- Low-Level Trick:
- Sneak around or let Velwyn distract enemies.
Reward:
- Fully restored Benirus Manor (big house, safe storage, no ghosts).
